A Buyers Agent is a licensed real estate agent who works exclusively on behalf of property buyers.

Whilst selling agents have a legal and ethical obligation to achieve the highest possible price for vendors, a Buyers Agent is engaged by property purchasers to source and/or negotiate an acquisition on their behalf. Buyers Agents are required to act in the best interests of residential and commercial buyers.

We offer an extensive range of property consulting services that can be tailored to your specific needs.

Whether you are seeking a home to live in, an investment property or commercial building, our role can vary from bidding on your behalf at auction only, right through to a comprehensive service of finding, researching and negotiating the property acquisition. From search to settlement, we can coordinate the entire buying process for you.

Our full property consulting service includes: 

• An initial briefing meeting to clearly establish your buying criteria. 
  
• Extensive property searches in your selected areas. We also hear about ‘hidden/quiet’ listings from selling agents, property owners & developers before they go to market. 
  
• Inspections and short listing of all suitable properties. 
  
• Market research & analysis to determine a fair market price. 
  
• Property reports (email or hardcopy) including descriptions, digital photos & floor plans. 
  
• Negotiating the best price and terms & conditions possible. 
  
• Bidding at auction on your behalf, if necessary. 
  
• Coordinating a smooth settlement. 
  
• Liaising with real estate agents, solicitors, conveyancers, building & pest inspectors, financiers, architects & other service providers.

Critical to making a successful purchase, especially in a competitive market, is the ability to act quickly. So avoid the disappointment of missing out on your ideal property by:

Selling agents are becoming more familiar with dealing with Buyers Agents. Our strong industry networks, including those with area specialist selling agents, enables us to access property listings not available to the general public on behalf of our clients.

In addition, selling agents still receive their full commission from the vendor regardless of the source of the buyer, so are often eager to negotiate with Buyers Agents because the purchaser is clearly motivated to buy quickly. Similarly, both the selling and buying agents have a clear understanding of the entire negotiating and acquisition process, which often makes the task less complicated.

Fees charged by Buyers Agents may be tax deductible if buying an investment property. However we would recommend consulting with a qualified, reputable accountant to determine your individual circumstances.

Fees are not tax deductible if buying an apartment or house to live in.

Our fee depends on the nature and scope of the work we are engaged to undertake on behalf of a client.

We offer the flexibility of a pre-arranged fixed fee regardless of the eventual purchase price of the property.

For our complete property consultancy service, we charge an up-front Retainer Fee upon being appointed to commence the property search. Once a suitable property has been located and successfully purchased, we then charge a final Success Fee once contracts have been exchanged.
